Multiple Listing Service
The Multiple Listing Service is a listing tool used by Realtors to advertise your home for sale to other Realtors. You want to be on this list because Realtors select homes for their buyers to view from this list. You're not on the market until you're in the MLS and as your Realtor my job is to highlight your home effectively and aggressively to other Realtors and buyers. I believe in marketing to other Realtors because I know Realtors sell homes. To make my point more clearly if I market your home to 10 Realtors and each of them have at least 5 buyers that adds up to 50 potential buyers instead of 10 buyers if I just advertise to buyers. There are over 2500 active Realtors in the Memphis area you do the math. Advertising to Realtors has proven to be more productive than advertising to buyers but both are essential when it comes to selling your home.
Multiple Pictures
We take multiple pictures of your home becasue we know that buyers want to see pictures. Realtor.com reported that over 95% of home buyers requested to see more pictures of the homes for sale to determine which homes they wanted to visit. Folks buyers want to see pictures; multiple pictures adds up to multiple visits which adds up to a faster sell and an above average price for your home.

Pricing Your Home
Pricing your home is a vital step in the selling process. There are 3 different prices for every home and each price is determine on the need or motivation of the seller. There is a below average, average and an above average price; I coach my sellers to setting the right price the first time because most homes sell within 120 days if it is price right. I complete a CMA (comparative market analysis) and a CSA (comparative sales analysis) of comparative homes that have sold along with the active, expired, and withdrawn properties to determine what your home should sell for. These comparatives are the same comparatives that appraisers will used to determine the price of your home. Pricing your home right the first time along with marketing your home to Realtors adds up to SOLD.
